RENTERS
Renters are aware that each property sets its own Refund/Cancellation Policies. BCR recommends that renters ask for and receive a written notice of the Refund/Cancellation policy from the advertiser and for added protection, we recommend the purchase of Trip Cancellation Insurance at your own expense . BCR is not responsible for the refund of rental fees for any reason.

None of the information contained in any BCR web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party. Qualification of all renters is the sole responsibility of the property owner or agent.

PROPERTY OWNERS
If the operators of BCR are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither BCR or its owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. BCR does not guarantee that the BCR web site will be available 100% of the time. This Agreement shall be construed in accordance with the laws of the the US State Of Delaware , any and all disputes shall be submitted to the jurisdiction of the US State Of Delaware, disregarding conflicts of law, forum and venue.

Listing Removal Policy

BCR listings run on a monthly or annual basis. Please be aware that once your listing is online we do not offer any refund.

Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance.

Property Off The Market

If you wish to remove your property from the market, you can temporarily inactivate the listing and reactivate it at a future date. Your listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).

Listing Ownership

Integrated Vacation Systems reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the BCR web site, it becomes the property of BCR and its affiliated sites and may not be copied from the BCR web site without written permission.

SPAMMING POLICY
BCR does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) - BCR reserves the right to cancel (without refund) any member that  mentions BCR or any of its associated websites, URLs, or any associated BCR email address in any SPAM e-mail message or Usenet posting. BCR is the sole judge in determining what constitutes SPAM.

RENTAL INQUIRIES
It is the goal of BCR to reduce the volume of SPAM delivered via the Rental Information and Availability Request (Inquiry) form. To that end, inquiries may be monitored and filtered by BCR prior to delivery to BCR members. Inquiries may be read by BCR staff members. Despite BCR filtering efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also likely that some non-SPAM inquiries may not be delivered as a result of BCR filtering efforts.

Rental inquires when delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and BCR cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. BCR, at its own discretion, may supply to potential renters the direct e-mail address and or phone number of BCR advertisers for the purpose of making a rental inquiry.

LOCAL RULES AND REGULATIONS
Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliance.

ACCEPTABLE CONTENT
Advertisers are expected to follow the Acceptable Content Policies. Ads which do not adhere to these policies are subject to cancellation at the sole discretion of BCR.
